Because every family is different, we tailor each detail to reflect your lifestyle. From the first sketch to the final walkthrough, we coordinate with trusted trades, track the details, and keep communication open. The process is clear and seamless, allowing you to enjoy the excitement of building a home that feels authentic and uniquely yours.

Initial Consultation

The initial step in your custom building journey is marked by a pivotal meeting where we focus on cultivating ideas, delving into a rough budget outline, and thoroughly understanding your vision. This dedicated session(s) allows us to explore what you're looking for in your dream home/project and assess whether our services align with your expectations. We prioritize open communication and collaboration during this phase to ensure that we not only grasp your aspirations but also establish a solid foundation for a successful partnership.

*If we proceed to Step 2 a builder fee will be implemented for our time and services.

Pre-Approval & Funding

Subsequent to the plans, engineering, and land acquisition phase, the next crucial step in our process involves the owner getting pre-approved. This step is essential for determining the actual total that the homeowner can afford. Whether you are seeking financing or paying in cash, we require confirmation and/or proof of funds to proceed further. Having this accurate financial information allows us to build a precise estimate for your home/project, ensuring that the construction aligns with your budgetary constraints. Our commitment to transparency and financial diligence at this stage helps maintain a seamless process, providing the homeowner with confidence in the affordability and viability of their custom build.

Estimates & Confirming Selections

After selections are finalized and bids are integrated into your estimate, we present the final pricing along with all drawings and details. This is the last chance to request adjustments before signing the legally binding contract. If changes are requested beforehand, please allow at least one week for revised pricing. Adjustments made after signing or during construction require change order fees, which cover added costs and scheduling efforts. This process ensures transparency and keeps your build on track.

Permitting Process

Once we’re under contract, we begin the permit process for your build. Before applying for building permits, certain preliminary permits—like highway access or septic—may be required. After those are secured, we submit your building permit application, which includes the official plans and engineering documents covered by your initial deposit.

Permit timelines vary by location and city/county requirements, but generally take 5–10 weeks. We appreciate your patience as we work to secure the necessary approvals for your project.

Welcome Home

After the culmination of tireless work and dedication, your custom build is now complete, ready for you to revel in the space you envisioned.

From Vision to Blueprint

Following our initial meeting(s), the next crucial step in our process involves initiating plans and engineering and identifying suitable land for your build. At this stage, a deposit is required to secure our dedicated time and services. Should you decide to proceed after this phase, this deposit will be seamlessly applied to the overall cost of your home or project. This step is centered around a detailed exploration of your desired home layout and strategically determining the optimal construction approach based on the selected land. Our team is committed to collaborating closely with you to transform your vision into comprehensive plans, tailored to meet the unique needs and aspirations of your family.

Selections & Bidding

In this step, homeowners make selections that shape their future home—from flooring and tile to lighting and plumbing. Our specialists guide you through each choice, offering insight on pricing and durability. Once selections are complete, we share the details with our trade partners for bidding. Iron Oak requires at least 4 weeks to gather bids and compile a precise, accurate estimate, ensuring every detail is accounted for.

Finalizing Your Home

After a thorough and thoughtful journey, the moment has arrived to officially sign your contract with Iron Oak Homes! This document carries legal significance and offers detailed insights into the costs associated with your project. It outlines any exclusions or adjustments made during the process, providing a comprehensive foundation for the funding of your build, especially if you choose to finance. We strongly encourage you to meticulously review the contract, addressing any questions you may have. When you feel confident and ready, we will jointly sign the contract, marking the official commencement of our contractual agreement. This milestone solidifies our commitment to bringing your vision to life.

Breaking Ground

Once permits and city/county documentation are secured, we’re ready to break ground—the phase where planning becomes reality. Before construction begins, we’ll walk you through the schedule and building process. While unforeseen changes may adjust the timeline, our expertise keeps your build on track. Throughout construction, we’ll keep you updated on progress and expected occupancy, so you can relax while we manage the financial and construction details that bring your vision to life.

As President of Iron Oak Homes, Braxton takes great pride in managing the company and transforming clients' dream homes into reality with a passion for building and a dedication to quality that drives every project’s success. When he’s not at work, you’ll find him spending time with his family, cheering on his kids at their games. He’s also a big fan of Idaho’s outdoors—whether it’s fly fishing, bow hunting, or snowmobiling, he’s always up for an adventure.

Nicole McMorris

Nicole is our Senior Project Coordinator, expertly managing projects, warranties, and subcontractors while also serving as our customer service specialist, where she ensures client satisfaction every step of the way. Outside of work, she enjoys spending quality time with her two kids, family, and friends. A passionate sports enthusiast, Nicole is always up for cheering on her favorite teams!

Jaret Cleverly

Jaret Cleverly is our dedicated Construction Superintendent, expertly overseeing every aspect of construction, from scheduling and job site supervision to quality control and safety. His attention to detail ensures exceptional results on every project. When he's not on-site, Jaret loves the outdoors and can often be found hunting or fishing in his free time.

Lauren Maloff-Williams

As Operations Coordinator, Lauren collaborates with our Senior Project Coordinator to handle key project details like bidding, procurement, and funding. She also manages accounting and invoicing, making sure everything runs smoothly and serving as the main contact for payment inquiries. In her free time, Lauren enjoys being with her husband, family, and friends, tackling home projects, and relaxing with a good book.
