Iron Oak Homes has a limited one-year warranty on all of our homes. Please reference the content below to determine what items qualify for warranty coverage. 

*Disclaimer: Warranty items are subjective and will be independently and diligently considered based on circumstances. 

Items Covered Under Warranty

*Under the 1 Year Warranty

  • Items documented during New Home Orientation 

  • Total Loss of Heat 

  • Plumbing Leaks that require entire water supply to be shut off

  • Gas Leaks 

  • Total Loss of Air Conditioning 

Items Not Covered Under Warranty 

  • Cosmetic Touchups 

  • Living Plant Matter

  • Defects in the land that your home is built on

  • Defects in any part of your home that was constructed or modified by someone other than us

  • Normal wear and tear

  • Any matters arising from the failure to exercise reasonable care and diligence in caring for and maintaining your home

  • Any damage caused by intentional or careless conduct by you, any occupant, any guest or other person permitted to be at your home (this includes anyone who may help you move into your home or clean your home);

  • Any damage or condition arising from or related to the failure to maintain proper drainage on your lot or the failure to properly irrigate your lot (e.g., excessive irrigation, changing the grade of your lot, improper landscaping or installing improvements that affect lot drainage, such as fencing, patios or other items);

  • Any damage to the roof, and any damage from any leaking that may result therefrom, caused by activities or traffic on the roof (e.g., satellite dish installers);

  • Any damage that occurs when your home is vacant or no longer used as your primary residence;

  • Any damage resulting from the expansion, contraction or other movement in soils or in the ground;

  • Any damage caused by pets, insects, rodents, birds or other pests or vermin (including, but not limited to, wood-boring insects);

  • Any matter related to mold, toxins or environmental hazard; and

  • Any damage caused by or resulting from casualty losses actually or normally covered by homeowner insurance (examples include, but are not limited to, acts of God, acts of nature, fire, tornado, earthquake, flood, pipe burst, plumbing blockage or backup, freezing, high winds, hail, vandalism, terrorism, war, riot or other civil disturbance);

  • Normal fading or chalking of paint or stucco which is within industry standards, which may occur due to sunlight or exposure to the elements;

  • Maintenance and adjustment of weather stripping;

  • Minor floor squeaks;

  • Natural variations of color, texture, thickness, grain and shade on wood cabinets, handrails, baseboards, floors and paneling of any materials;

  • Consumer Products (see Section 5 for manufacturer’s warranties);

  • Damage to or loss of lawn, plants, shrubs or trees due to improper care and maintenance;

  • Any chips, scratches or other defects to finish materials (e.g., walls, floors, tubs, shower pans, countertops, sinks, plumbing fixtures, cabinets, mirrors, light fixtures, concrete and stucco) unless the damage is noted on the inspection report identified in Section 4 hereof, as the items can be easily damaged after substantial completion (such as during move-in);

  • Natural discoloration of materials due to sunlight

  • Normal discoloration of grout (grout color naturally fades with age);

  • Normal shrinkage and other imperfections in hardwood floors;

  • Cracks or nail pops in sheet rock due to the normal settling of a home

  • Defects that are the result of characteristics common to the materials used, including, but not limited to, warping and deflection of wood, fading, caulking, and checking of paint resulting from drying and curing of concrete stucco, plaster, bricks and masonry and the drying, shrinking and cracking of caulking and weather stripping; and

  • Minor settlement cracks in drywall, concrete, stucco, grout and other materials.
