Our approach begins with listening. We take time to understand how you live, what you value, and the vision you hold for your home. From there, we guide the process with thoughtful planning where functionality leads and design brings it beautifully to life. Because every family is different, we tailor each detail to reflect your lifestyle. From the first sketch to the final walkthrough, we coordinate with trusted trades, track the details, and keep communication open. The process is clear and seamless, allowing you to enjoy the excitement of building a home that feels authentic and uniquely yours.

Initial Consultation & Design Agreement

2-4 weeks


Following the initial consultation meeting, a design fee is required to move forward. This phase includes development of an overall floor plan layout and a basic exterior elevation to establish the architectural intent of the home (conceptual only; no colors or detailed finishes at this stage). This phase allows us to confirm overall scope, size, and direction before advancing. *If we proceed to Step 2 a builder fee will be implemented for our time and services.

Financial Verification & Plan Refinement

Concurrent


Once the initial layout and exterior concept are complete, a lender pre -approval letter or verification of funds is required in order to proceed. Any final plan refinements are completed during this step to ensure the project is positioned appropriately for detailed pricing.

Construction Documents, Engineering & Permitting

6–10 weeks


Final construction drawings are completed and structural engineering is performed. Interior selections are finalized, and the project is submitted for permits. Completing this work prior to construction helps minimize change orders and protects the construction schedule.

Bid Set, Design Consultation & Preliminary Pricing

3–4 weeks


An additional fee is required to move into this phase. A bid set of plans is prepared, and you will meet with our interior designer for a design consultation. This allows us to begin establishing interior finish direction and develop appropriate allowance ranges. The bid set is then distributed to our trusted team of subcontractors and suppliers so we can obtain real pricing and build a reliable preliminary project budget.

Pricing Presentation & Construction Agreement

1–2 weeks


We present the full project price based on finalized plans, real trade pricing, and established allowances. During this meeting, we review the overall scope of work and explain what is included within the allowances, ensuring clear expectations prior to moving into contract. Upon acceptance, the construction agreement is executed and financing is finalized, if applicable.

Construction

Timeline varies


Once permits are approved, construction begins. We utilize our own project management software to handle communication, scheduling, selections, and documentation throughout the build, helping keep the project organized, transparent, and on track from start to finish.


Timelines may vary based on project scope, design complexity, and jurisdiction.
