  • The initial step in your custom building journey is marked by a pivotal meeting where we focus on cultivating ideas, delving into a rough budget outline, and thoroughly understanding your vision. This dedicated session(s) allows us to explore what you're looking for in your dream home/project and assess whether our services align with your expectations. We prioritize open communication and collaboration during this phase to ensure that we not only grasp your aspirations but also establish a solid foundation for a successful partnership.
    *If we proceed to Step 2 a builder fee will be implemented for our time and services. 
  • Following our initial meeting(s), the next crucial step in our process involves initiating plans and engineering and identifying suitable land for your build. At this stage, a deposit is required to secure our dedicated time and services. Should you decide to proceed after this phase, this deposit will be seamlessly applied to the overall cost of your home or project. This step is centered around a detailed exploration of your desired home layout and strategically determining the optimal construction approach based on the selected land. Our team is committed to collaborating closely with you to transform your vision into comprehensive plans, tailored to meet the unique needs and aspirations of your family.
  • Subsequent to the plans, engineering, and land acquisition phase, the next crucial step in our process involves the owner getting pre-approved. This step is essential for determining the actual total that the homeowner can afford. Whether you are seeking financing or paying in cash, we require confirmation and/or proof of funds to proceed further. Having this accurate financial information allows us to build a precise estimate for your home/project, ensuring that the construction aligns with your budgetary constraints. Our commitment to transparency and financial diligence at this stage helps maintain a seamless process, providing the homeowner with confidence in the affordability and viability of their custom build.
  • In this pivotal step of the process, homeowners are actively engaged in making selections that shape the character of their future home. From choosing tiles and hardwood to selecting lighting and plumbing fixtures, every detail contributes to the personalized essence of the build. Our in-house specialists play a crucial role in guiding owners through these decisions, offering expertise on both pricing and product durability. Once initial selections are made, we transmit comprehensive information, including specifications and plans, to our trusted network of trade partners who bid on the project. At Iron Oak Homes, we prioritize a thorough and meticulous approach, requiring a minimum of 4 weeks to compile all bids and estimates. This timeframe allows our trades the necessary detail-oriented focus and provides us with the opportunity to craft a precise estimate while ensuring accuracy in every aspect of the construction process.
  • Following the completion of selections and the integration of bids into a comprehensive estimate for your custom build, we move to a crucial phase where we present the final pricing alongside all selections, drawings, and essential information. This presentation serves as the last opportunity for you to request adjustments before signing the contract, as the agreement becomes legally binding upon execution. In the event that changes are requested before contract signing, Iron Oak requires a minimum of one week to compile adjusted pricing. However, if adjustments are sought after the contract is signed or during the construction process, change order fees will be applied. These fees cover the costs of adjustments and compensate us for the time and effort needed to schedule and implement changes, ensuring the construction schedule proceeds smoothly. Our commitment is to transparency and client satisfaction throughout every stage of the construction process.
  • After a thorough and thoughtful journey, the moment has arrived to officially sign your contract with Iron Oak Homes! This document carries legal significance and offers detailed insights into the costs associated with your project. It outlines any exclusions or adjustments made during the process, providing a comprehensive foundation for the funding of your build, especially if you choose to finance. We strongly encourage you to meticulously review the contract, addressing any questions you may have. When you feel confident and ready, we will jointly sign the contract, marking the official commencement of our contractual agreement. This milestone solidifies our commitment to bringing your vision to life.
  • Once we're officially under contract, the next step is to initiate the permit submission process for your build. Prior to applying for building permits, several other permits may be required, such as Highway access permits or Septic permits. Once all preliminary permits are secured, we proceed to submit the application for your building permit. This phase involves presenting official plans and engineering documents, which were addressed with the initial deposit at the beginning of the process. This ensures that we have all necessary documentation to submit to the relevant authorities for review. It's important to note that the permitting process duration can vary, influenced by factors like the property's location, county/city requirements, and more. Generally, we anticipate the permitting process to take between 5 to 10 weeks from initiation to completion. Your understanding and patience during this period are greatly appreciated as we work diligently to secure the necessary approvals for your project.
  • Once we've secured the building permit and all necessary county/city documentation, we're ready to break ground, marking the exciting phase where all the meticulous planning comes to life. This step encompasses the entire construction process of your build, and before groundbreaking, we'll guide you through a  breakdown of the schedule and building process. It's essential to acknowledge that unforeseen changes may occur, potentially adjusting the initial timeline. Rest assured, our expertise ensures that your build will be completed in a timely manner. As construction progresses, we'll keep you informed about the expected occupancy date, confirming details closer to completion. This phase allows you, as the owner, to relax while we handle all financial and construction aspects, bringing your vision to life.
  • After the culmination of tireless work and dedication, your custom build is now complete, ready for you to revel in the space you envisioned.
